Applying for a NIE number in Spain: a step-by-step guide

What is a NIE number?

The NIE (Numero de Identificacion de Extranjero) is the Spanish identification and tax number for foreigners. It starts with a letter, followed by seven digits and a check letter, for example X-1234567-L. It is not a residence permit: it is simply the identifier that makes you traceable to Spanish authorities and banks.

A NIE is valid for life, so you only need to obtain it once. It is the first administrative step in any Spanish property purchase, which is why it is worth starting while you are still searching.

Why is it mandatory for buying property?

Without a NIE a notary cannot sign the deed, the land registry cannot register your ownership, and a bank cannot open an account for you. In practice you need it for:

  • Signing the deed before a notary
  • Opening a Spanish bank account and transferring the purchase price
  • Paying property taxes (VAT, stamp duty, IBI)
  • Utility and insurance contracts
  • Applying for a Spanish mortgage

If you buy as a couple or with co-owners, every owner needs their own NIE.

Three routes to getting a NIE

1. At a Spanish consulate in your home country

The most convenient route if you are not travelling yet. You book an appointment, submit the application in person, and the NIE is typically issued within a few weeks. The downside is appointment waiting times and paperwork in Spanish.

2. In Spain, in person

You apply at a national police immigration office (Oficina de Extranjeria or Comisaria) with a prior appointment (cita previa). On the Costa del Sol, Malaga, Marbella, Estepona and Fuengirola all accept applications. With good preparation it can be done in a single trip, often the same day.

3. By power of attorney

If you cannot travel, a Spanish lawyer can apply on your behalf using a notarised power of attorney (poder notarial). This is the most common solution for remote buyers.

Documents you need

  • Form EX-15 in duplicate, completed and signed
  • Valid passport or ID card plus photocopies of every page
  • Modelo 790 Codigo 012 proof of the fee, stamped by the bank
  • Justification for the application: reservation contract, lawyer's statement or a letter of intent to purchase
  • Power of attorney if a representative applies for you
  • Two passport photos at some offices

Missing paperwork is the most common reason for refusal. The justification must show a concrete economic interest: for a property purchase, a reservation contract or a developer offer is normally enough.

Costs and timelines

  • Government fee (Modelo 790): around 10-12 euros
  • Consulate route: little extra cost, but 2-6 weeks of waiting for an appointment
  • In-country route: 1-10 days depending on appointment availability
  • Lawyer acting under power of attorney: typically 150-300 euros plus notary fees

The NIE is cheap but can be slow. Reservations on new-build projects usually hold for 15-30 days, so timing matters.

Common mistakes to avoid

  • Starting too late. You reserve a unit, then find there are no appointments and completion slips.
  • A vague justification. Reference a specific transaction, not a general intention.
  • The wrong form. EX-15 is the NIE application, EX-18 is the residence registration, and they are often confused.
  • An expiring passport. You must appear with the same document at the application and at the notary.
  • Only one spouse applying. Joint ownership means both need a NIE.

NIE, bank account, tax number: what is the difference?

The NIE is the identifier. A Spanish bank account is a separate matter: you open a non-resident account (cuenta de no residente), which needs proof of income alongside the NIE. A resident tax number (DNI or NIF) is only for people actually moving to Spain. As a holiday-home owner or investor, a NIE plus a non-resident account is enough.
