Costa del Sol property: how to choose and buy well

A practical decision guide to locations, costs, new-build protection, due diligence and the purchase process for international buyers.

Discuss your criteria

The short answer

A good Costa del Sol purchase starts with the intended use, not a development brochure. Set the all-in budget, decide how often you will use the home, model a conservative rental case, shortlist two or three towns, and have an independent lawyer verify the property and contract before money becomes non-refundable.

Choose the location by objective

The Costa del Sol is not one uniform property market. Airport access, seasonality, planning rules, community charges, tenant profile and resale liquidity vary by town and even by neighbourhood. Compare locations against the same criteria before comparing individual developments.

Set an all-in budget

The advertised price is not the all-in cost. For a new home purchased from a developer, Spanish VAT is generally 10% and the general AJD rate in Andalusia is 1.2%. A resale purchase generally attracts 7% ITP in Andalusia. Legal, notary, registry, banking, valuation, furnishing and ongoing community costs sit outside those headline taxes. Reduced rates or a different tax base may apply, so obtain a transaction-specific calculation.

New-build and resale solve different problems

  • New-build: modern specification, staged payments and statutory protection for advance payments after the building licence, but completion timing and final specification must be checked.
  • Resale: you can inspect the actual home and often complete sooner, but title, debts, community records, licences and building condition need careful due diligence.

Purchase process in seven checks

  1. Define intended use, all-in budget and financing limits.
  2. Obtain a NIE and prepare source-of-funds documents early.
  3. Compare locations before shortlisting individual properties.
  4. Have an independent lawyer check title, charges, planning status and the contract.
  5. For off-plan property, verify the building licence, special account and individual guarantee before paying.
  6. Model running costs and rental income conservatively; confirm licensing locally.
  7. Complete before a notary and confirm land-registry filing, utilities and post-completion taxes.

Do not treat a yield range as a promise

A rental model should state nightly or monthly rates, realistic occupancy, management and platform fees, utilities, maintenance, community charges, insurance, vacancy, tax and a reserve for replacement. If those assumptions are missing, the percentage is a marketing headline rather than a decision model.

Frequently asked questions

Can an EU citizen buy property on the Costa del Sol?

Yes. EU citizens can buy Spanish property. The transaction requires a NIE identifier, anti-money-laundering documentation and checks on title, charges and the property's planning and technical status. An independent Spanish lawyer should review the specific contract.

What are the total buying costs in Andalusia?

For a first sale of a new home, the usual starting point is currently 10% VAT and 1.2% AJD, plus legal, notary, land-registry and any finance costs. Resale property generally attracts 7% ITP in Andalusia, although reliefs and a different taxable base can apply. The total must be calculated for the individual transaction.

Which Costa del Sol location is best for investment?

There is no single best town for every buyer. Budget, personal use, rental model, airport access, community charges and licensing all matter. The return depends on the individual unit and operating plan, not simply the town name.

Is buying off-plan safe?

The risks can be managed through proper contract and legal checks, but off-plan buying is not risk-free. From the point at which the building licence is obtained, the developer must protect advance payments through insurance or a bank guarantee, and the protection should identify the buyer and property. Check it before paying.

Can the purchase be handled from abroad?

The search, much of the paperwork and often the reservation can be handled remotely. A lawyer with power of attorney can complete several steps, but identification, banking and notarial requirements vary by transaction. Confirm any need to attend in person at the outset.
