The Spanish property market splits into two worlds: resale and new-build. For foreign buyers on the Costa del Sol, demand is shifting steadily towards new-build projects, because bank guarantees are mandatory by law, build quality is predictable, and energy ratings are better.
Among coastal properties for sale in Spain, the most typical offer is a 2-3 bedroom apartment in a gated resort-style complex with a pool, alongside penthouses, townhouses and detached villas. In Mijas and Benalmadena new-build apartments start around 250,000 euros, while prime Marbella areas start at 595,000 and Benahavis above 1 million euros.

New-build or resale: which should you choose?
Resale offers more choice and often better central locations, but buyers pay 7-10% transfer tax (ITP) and carry the renovation risk. New-build carries 10% VAT, but every payment is protected by a bank guarantee, a 10-year structural warranty applies, and running costs are lower.
Most investors choose new-build because modern complexes with pools achieve 5-8% gross yields on short lets, and tenant demand concentrates on exactly those properties.
What to check before you reserve a property
- •Bank guarantee: ask in writing which bank guarantees your stage payments.
- •Building licence and schedule: for new projects, check where permitting stands and the promised completion date.
- •Community fees: gated complexes run at 100-300 euros per month, so include this in your yield math.
- •Rental licensing: short-term letting needs a tourist licence, and the rules differ by town.
