Spanish property prices 2026: what the Costa del Sol costs

What does Spanish property cost today?

There is no single answer to Spanish property prices, because regional markets behave very differently. The ranges below are indicative asking prices for well-located new-build property per square metre in early 2026.

  • Prime Costa del Sol (Marbella, Benahavis): 5,000-9,000 euros/sqm
  • Mid-market Costa del Sol (Estepona, Mijas, Benalmadena, Casares): 3,200-4,800 euros/sqm
  • Central Madrid: 5,500-8,000 euros/sqm
  • Barcelona: 4,800-7,000 euros/sqm
  • Valencia and Alicante: 2,400-3,600 euros/sqm
  • Southern Costa Blanca: 2,000-3,000 euros/sqm

The Costa del Sol draws the most international attention because the strongest foreign demand meets the longest season. Around a third of buyers are foreign, which makes resale considerably easier.

Costa del Sol prices town by town

Estepona

New-build apartments typically start at 250,000-350,000 euros, penthouses from 400,000. That is 3,400-4,600 euros/sqm. The largest beachfront new-build pipeline in the region sits here.

Marbella

Entry-level new-build apartments from 450,000 euros; the Golden Mile runs 7,000-12,000 euros/sqm. The most expensive market, and the most reliably resellable.

Mijas and Benalmadena

Balanced value at 3,200-4,200 euros/sqm, apartments from 230,000 euros. Strong long-term rental demand thanks to proximity to Malaga.

Casares

The most affordable entry on the western coast at 2,900-3,800 euros/sqm, apartments from 210,000 euros, with the steepest recent percentage growth.

Benahavis

Hillside villa territory at 4,500-7,500 euros/sqm, with larger floor areas and panoramic plots.

What is the total entry cost?

The listed price is not the final figure. On a new-build, budget on top of the purchase price:

  • VAT (IVA): 10%
  • Stamp duty (AJD): 1.2%
  • Notary: 800-1,500 euros
  • Land registry: 400-800 euros
  • Legal fees: 1-1.5% of the price

That totals 12-13% of the price. On resale property in Andalusia there is no VAT; instead 7% ITP applies, bringing costs to around 9-10%.

So a 350,000-euro new-build apartment means roughly 393,000 euros all in. With a Spanish mortgage, non-residents typically borrow 60-70%, so plan for 30-40% equity plus costs in cash.

How prices have moved, and what comes next

In prime Costa del Sol areas new-build prices have risen 8-14% per year over the past five years. The cause is structural: coastal building land is running out, permitting is slow, and international demand keeps growing.

A realistic expectation for the coming years is slower but still positive growth, typically 5-9% per year, softer in the prime segment and faster on the emerging western coast.

Running costs

Prices are only half the picture. For a 300,000-500,000 euro apartment, expect annually:

  • IBI (property tax): 500-1,200 euros
  • Comunidad (community fees): 150-350 euros per month
  • Insurance: 300-600 euros
  • Utilities and standing charges: 800-1,500 euros

That is 3,000-4,500 euros a year, and it is what turns a gross yield into a net one.

What yields stand against these prices?

  • Long-term letting: 4-5% gross, 3-3.8% net
  • Short-term tourist letting with a licence: 6-9% gross, 4.5-6.5% net
  • Capital growth: 8-14% per year over the past five years

In Andalusia the tourist licence attaches to the specific property, so always confirm before buying that the development allows short-term letting.

How to use these numbers

Price alone is misleading. A property 15% cheaper 20 minutes inland is harder to let and harder to sell. The right question is which town and which project gives the best mix of liquidity, yield and growth within your budget.
