EV charging in a Spanish apartment building: what should you check before buying?
By: SpainProperty editorial team · editorial and sourcing standards
When installing a private EV charger in a Spanish apartment building, check the rule for an individual garage space, technical feasibility and the equipment promised in the purchase together. Charging pre-installation in a new residential building does not itself mean that an operating charger will be delivered at your space. Establish the exact parking identifier, cable route, electricity supply and billing before reserving.
This guide is for buyers of new Costa del Sol apartments who want to charge their own or a regularly used electric car in the building. A shared visitor charger and a private charger at an individual garage space are different situations. Break the listing’s “EV charging” description down into specific commitments attached to the selected space.
What does pre-installation mean in a new residential building?
Spain’s building code, CTE DB-HE 6, requires cable-routing systems that enable future charging supply for 100% of parking spaces in private residential buildings falling within its scope. This requirement concerns infrastructure preparation; it is not the same as delivering an operating charger at every space. Source: Código Técnico de la Edificación, DB-HE 6, section 3.1.
Have the designer check the requirements for the particular development: the rule’s scope and the timing of design and permitting matter. Do not infer the requirements for a home currently being marketed solely from the “new-build” label. Request the planned solution and which parts will be completed in your selected phase.
Request itemised content alongside preinstalación, canalización and punto de recarga instalado. Does it mean only a duct or tray for cables, installed cabling, individual metering arrangements, a fitted device, or a complete system handed over for use? Support the stated condition with drawings, specifications and a commitment that can be checked at handover.
Connect the parking-space charging specification with the guide to new-build specifications and extras. If the device costs extra, the accepted quotation should make installation and commissioning clear too. A charger seen at another space in the show development does not establish your own space’s equipment.
Do you need the owners’ community’s permission?
Under Article 17(5) of Spain’s Ley de Propiedad Horizontal, installing a private-use EV charger in an individual garage space within the building’s car park requires prior notification to the community. Those directly concerned bear the installation cost and corresponding electricity consumption in full. Source: BOE, Article 17(5) of the apartment-ownership law.
As a practical record-keeping step, deliver the notification to the president or community administrator in a form you can retain. Identify the garage space, proposed work and contact person; request acknowledgement of receipt. The cited provision says prior notification: do not automatically infer a universal thirty-day deadline from an internet article.
Do not extend the notification rule without checking to a shared visitor charger, unallocated parking or alterations affecting other people’s rights. Have a lawyer establish the applicable legal framework for the actual space and proposed work; electrical compliance is a separate technical task.
First establish precisely which garage space you are buying and the rights attached to it. The nota simple guide for new-build property helps reconcile documents for the home and associated units. Cross-check the parking identifier against the garage plan too.
Ask these six questions about your own space
| Check | What should you request? | What remains uncertain without it? |
|---|---|---|
| Parking identifier | Contractual description and marked garage plan | Are you receiving the space that was checked? |
| End of pre-installation | Drawing of the cable route and endpoint being delivered | What is still missing for a complete charger? |
| Electricity supply | Planned connection and metering arrangement | Where does power come from and who contracts? |
| Usable power | Installer’s reasoned proposal for this location | How much of the device’s rated power can be used? |
| Consumption billing | Metering, charging and access description | Who pays and who may charge? |
| Included content | Itemised equipment, exclusions and handover condition | Which works and costs remain with the buyer? |
Spain’s ITC-BT-52 electrical instruction regulates several connection arrangements; different solutions may coexist in one building if the requirements are met. Its pre-installation provisions also address cable routes from the meters towards parking spaces. As a buyer, do not choose an arrangement from a generic diagram: request an explanation of the solution designed for your own building. Source: BOE, ITC-BT-52, sections 3 and 3.2.
Start with intended use, rather than the number on the charger’s box
Write down the distance you expect to drive on a typical day in Spain, when the car will be parked and which vehicle you will use. Ask the installer what the vehicle, charger and building’s electrical system permit together. A device’s higher rated power does not itself establish the charging power actually available.
Include simultaneous use and any load control in the discussion. ITC-BT-52 addresses load planning for the chosen arrangement and control of shared charging circuits. Have a professional assess capacity; do not infer it from the apartment’s size or a socket visible in the garage. Source: BOE, ITC-BT-52, section 4.
Use the utility activation guide to clarify your electricity agreement and supply point. Keep the apartment’s working supply and the parking charger’s readiness as separate checks. If a separate supply point is planned, request its contractual and recurring costs too.
An illustrative energy calculation
Assume you drive 40 km a day and use 18 kWh/100 km as a planning assumption. Daily energy demand is therefore 40 × 18 / 100 = 7.2 kWh. Assuming constant charging power of 3.6 kW, the ideal time is 7.2 / 3.6 = 2 hours.
This is a fictional planning example, not vehicle data, an installation recommendation or a guaranteed charging time. It excludes losses, reduced power and variation during charging. It illustrates why you should first establish the energy to replace and time available; final sizing needs information about your own car and installation.
What should the cost quotation include?
Alongside the device price, request separate lines for cabling, route, protective equipment, metering, installation, required documentation and commissioning. Clarify taxes, exclusions and any further network works allowed for by the installer. Compare quotations only when their scope matches.
List subsequent energy, any separate supply standing charge, maintenance and access or billing services separately. Ask whether the chosen solution works without a subscription and how a future owner obtains access. These are terms to check in the offer, not charges incurred by every charger.
The community-fee guide helps separate communal operation from personal consumption. Garage lighting paid through community fees does not establish that charging your own car is included in the monthly contribution. Settle the billing method in writing.
Five documents and confirmations for the decision
- 1.Identified space: contractual description, plan and clarification of associated rights.
- 2.Itemised specification: exactly which preparation or operating system will be delivered.
- 3.Site-specific design or technical description: connection, cable route, metering and reasoned power selection.
- 4.Record of community coordination: clarification of the appropriate procedure and evidence of prior notification where applicable.
- 5.Complete quotation and handover package: costs, responsible people, documents, operating demonstration and fault-reporting contact.
If charging is essential to choosing the home, mark any missing answer as a point affecting the decision. For an off-plan purchase, record when and from whom you will receive final details; for a completed system, request a demonstration at your own space. Keep planned possibilities separate from delivered services.
What should you remember?
An individual garage space, clear specification, appropriate prior notification, verified electrical solution and transparent billing. Together these establish how charging will work alongside the particular apartment. We checked the cited Spanish sources on 3 November 2026; appropriate professionals must separately assess the particular project’s legal and electrical compliance.
When arranging a Hungarian-language SpainProperty consultation, explain that you want home EV charging alongside your location and budget. Include the vehicle model and intended use. Parking and the handover specification can then form part of comparing Costa del Sol new apartments from the selection stage.
