Casares Pueblo, Casares Costa or El Secadero: where is the property you are considering?
By: SpainProperty editorial team · editorial and sourcing standards
Casares Pueblo is the historic village, Casares Costa is the coastal settlement, and El Secadero is another separate population centre within the same municipality. When looking for a new-build property, always request the plot’s exact location and usable entrance alongside the “Casares” name. An atmospheric photograph of the village does not establish that it is walkable from the apartment.
The difference matters in actual use: the beach, historic centre and everyday errands involve different routes. This guide helps verify locations for Costa del Sol new-build apartments and villas. It is not an area-by-area price list or an inventory of available developments.
One municipality, different starting points
The local tourism association, CIT Casares, identifies Casares Costa and El Secadero, in the municipality’s south-west beside Cádiz province, alongside the historic settlement. The name can therefore refer to the wider municipal territory as well as the village. Source: CIT Casares, the municipality’s geography.
Place each offer shown on SpainProperty’s Casares location page on the map individually. Keep the development’s name, showroom address and the property’s location as separate fields. Check availability, completion timing and project details against the current offer.
Casares Pueblo: village character also involves the actual route
The historic village’s buildings adapt to steep terrain; CIT Casares describes changes in level and stepped streets. That matters if the village’s character attracts you to the area. Source: CIT Casares, the historic settlement’s layout.
As a buyer’s practical inference, assess more than how far away the centre appears on a map. Test the route from parking to the entrance, then from the property to a destination you would actually use. Steps, gradients, shopping bags and a pushchair place different demands on the same route.
A new development described as “near Pueblo” does not establish whether the village centre will be part of everyday life. Ask where the development’s exit is and how you reach your chosen destination from there. A panoramic terrace and a convenient pedestrian connection are separate qualities.
Casares Costa: a coastal address does not establish the beach route
Casares council’s access guidance treats the village, El Secadero and Casares Costa separately. One approach to the village climbs along the MA-8300, while the coastal area has its own entry. Do not automatically assign the same journey time or transport plan to both names. Source: Casares council, getting there.
If the beach matters for your own use, examine the route from the development’s actual pedestrian exit to a particular beach access point. Record pavements, crossings, changes in level and any detour. Straight-line distance does not establish these.
Treat descriptions such as golf-adjacent, hillside or resort-style as separate attributes. Ask which facilities form part of owners’ use and which require separate entitlement or payment. A photograph of a nearby facility does not itself provide access, and a communal pool does not establish a direct exit to the seafront.
Put El Secadero on the assessment sheet as a separate location
The council also describes separate routes to El Secadero. This reinforces why you should not plan use of a property there using the historic village’s or coastal area’s label. Source: Casares council, access to El Secadero.
If an offer specifies El Secadero, restart your route plan from there. Shopping, errands and visitors’ arrivals depend on the chosen address. This is not a verdict that the area is better or worse; it prevents a decision based on another settlement’s attributes.
The following table is a search and verification framework. It does not claim equivalent new-build supply in all three areas.
| Description | Establish this first | Test this for your own use |
|---|---|---|
| Casares Pueblo or its surroundings | The apartment’s actual connection to the historic village centre | Parking to entrance, gradients and steps |
| Casares Costa | Exact development, exit and specific coastal destination | The complete beach route, crossings and detours |
| El Secadero | Exact address and the services you would access from it | Shopping and arrival routes from your own address |
Map pin, apartment identifier and documents: three cross-checks
Request the plot’s map position, block and apartment identifiers, and the pedestrian and vehicle entrances. Compare them with the dated site plan. If the map pin only identifies the sales office, request a separate marker for the property being offered.
In Andalucía, Article 5 of Decree 218/2005 requires the building’s location in property marketing information. Article 6(c) also identifies a scaled location plan in the DIA information document for an off-plan or under-construction home. Source: Junta de Andalucía, sales information and location plans.
If the contractual address, map location and property identification do not align, request written clarification. The nota simple guide for new-build property helps distinguish the plot’s information from that of the eventual apartment. Have your own Spanish lawyer carry out the legal reconciliation.
Check three routes before ranking properties
- •Arrival: how will you enter by car or your chosen transfer, where can you stop, and how will luggage reach the apartment?
- •Everyday use: where does the shopping trip start, and which specific service would you use regularly?
- •Leisure: which entrance to the beach, village centre or other destination would you use, and how would you return?
For each route, record the transport mode, verification date and whether the assessment comes from your own visit, a video or a map-based estimate. Mark an unfinished exit or service as planned. This keeps a promise separate from an attribute already usable.
If you rely on buses or another regular service, verify the stop, journey and return trip for your own dates. The municipal access page is a starting point; an image of an older timetable does not establish the next trip’s options. Likewise, do not treat a general “one hour from the airport” statement as a commitment applying to every Casares address.
Include running costs alongside the location
The same purchase budget can involve different communal services and additional expenses. Request operation and cost details for the pool, garden, parking or other facilities from the particular development’s documents. The community-fee checklist helps distinguish estimates from approved amounts.
On your own decision sheet, mark every important requirement as met, unmet or still to be checked. If everyday beach access is essential, a larger terrace should not conceal its absence. If village surroundings are the attraction, do not assume a broadly described “Casares” address automatically delivers them.
What should you remember?
Identify the settlement first, the exact address next, and your own routes last. Distinguishing Casares Pueblo, Casares Costa and El Secadero starts the search; documents and checked access establish how usable the particular apartment will be. We checked the cited sources on 30 October 2026.
When arranging a Hungarian-language SpainProperty consultation, explain whether you want the historic village’s surroundings, the coast or another precisely identified area. Also name three places you want to reach regularly. This makes the location of Casares new-build offers assessable against your actual use plan.
