Spanish mortgages for non-residents: what to clarify before reserving a new-build home

By: SpainProperty editorial team · editorial and sourcing standards

Before reserving a Spanish new-build home, clarify the credit assessment conditions, valuation basis and timing of drawdown. A financing percentage advertised to non-residents is not a personal promise of lending. Align the developer's payment schedule only with a plan in which both your own money and bank funding are available when needed.

This guide is for Hungarian individual buyers living outside Spain who are considering Spanish finance for a Costa del Sol new-build home. The bank assesses your residence and income under its own criteria; nationality alone does not determine a financing percentage. Our Spanish property buying guide explains the other purchase steps.

Why speak to the bank before reserving?

For an off-plan or under-construction purchase, two calendars must align: when the developer requests payment and when the bank's drawdown conditions are met. Do not assume that a home-purchase mortgage will also pay the early developer instalments. Ask in writing what construction stage, documents and security the bank requires for the specific transaction.

When choosing an Estepona new-build apartment, put mortgage timing on your decision sheet alongside staged payments. If finance can arrive only later, earlier payments must come from another verified source. The developer's deadline and uncertainty in bank processing both matter.

Before reserving, have your lawyer clarify what happens if finance is refused or is smaller than required: can the agreement be terminated, is money repayable and what evidence is needed? A verbal promise does not replace a financing condition. Repayment may follow from the actual contract, not automatically from failing to obtain a loan.

What does the bank assess, and what should you prepare?

Banco de España explains that the bank examines current and expected income, assets, expenditure and commitments; creditworthiness is not based predominantly on the security's value. Valuation and ability to repay are therefore separate checks. Source: Banco de España, taking out a mortgage.

Start with the bank's own written document list. The following pack is a discussion aid, not a compulsory list applying to every lender:

  • •Identity and residence: identification documents, address, tax residence and when the NIE must be submitted.
  • •Income: the bank's accepted evidence and reporting period for employment, self-employment or other income.
  • •Existing commitments: loans in Hungary and other countries, and regular payment obligations.
  • •Own funds: evidence of savings, source of funds and planned transfers.
  • •Property: selected unit identifiers, draft contract, payment schedule and project documents requested by the bank.

Ask separately about translation language, certification and document freshness. With multiple buyers, establish who will be a borrower, owner or guarantor and whose income is accepted. Paying for translations before obtaining the list can waste money while a required document remains missing.

A valuation can reduce the loan you planned

The bank's tasación, or valuation, is not the developer's price list. Banco de España states that a mortgage valuation is valid for six months from issue; the buyer may choose an approved valuer and use the valid report with another bank. This does not mean automatic credit approval. Source: Banco de España, the role of valuation.

Ask whether the bank calculates from the purchase price, valuation or the lower of the two, and which costs it excludes. Have the percentage applied to your non-resident transaction confirmed individually too. On a longer build, an early valuation may expire before handover; agree appropriate timing with the bank.

Illustrative calculation: how much extra cash might you need?

In this invented example, the contractual purchase price before taxes is €400,000. Assume the bank calculates from 60% of the valuation and the income assessment does not reduce that amount further. The 60% is solely a calculation assumption, not a market promise or bank offer.

ItemScenario AScenario B
Contractual purchase price before taxes€400,000€400,000
Assumed valuation€400,000€360,000
Assumed loan: valuation × 60%€240,000€216,000
Own money towards the purchase price€160,000€184,000

Scenario B requires €24,000 more of your own money towards the purchase price. In both cases, add purchase taxes, buyer-paid fees and reserves separately. Our Spanish property costs guide organises these expenses; request a fresh itemised calculation for your actual transaction.

If you have already paid a €60,000 purchase-price advance from your own funds in this example, it forms part of the €160,000 or €184,000 own-price contribution. Do not add it again. The remaining price is €340,000: scenario A is covered by a €240,000 assumed loan plus €100,000 more cash, and scenario B by €216,000 plus €124,000. The example excludes taxes, fees and interest.

Preliminary feedback, FEIN and signing are different stages

A calculator, general product sheet or initial bank response is not the same as an individual loan offer. Ask in writing which assessments are complete, what remains conditional and how long the document can be used. On a longer construction timetable, also clarify when fresh income evidence or assessment will be needed.

The FEIN, or Ficha Europea de Información Normalizada, is a personalised offer binding on the bank for the period specified in it. The FiAE contains the key warnings. For contracts within Ley 5/2019, national rules require these documents to be delivered at least ten calendar days before signing the loan contract. Source: BOE, Ley 5/2019, Article 14.

Prior notarial advice and the free record of that advice also form part of the process before signing. Include this step when planning appointments; ten days is not a guaranteed duration for the entire credit assessment. Source: Banco de España, contract documents and notarial checks.

What should you compare beyond the monthly payment?

For the same loan amount and term, examine total cost, the annual percentage rate (TAE), interest-rate type, fees and products tied to discounts. Request calculations both with the discount and without meeting its conditions. For a variable rate, also request repayment scenarios for different interest-rate environments.

A bank cannot make delivery of the FEIN conditional on taking out an additional product such as an account or insurance. That is a separate question from the contractual conditions or interest discount on a loan you have selected. Source: Banco de España, delivery of the FEIN.

Separate mortgage-deed expenses from property-purchase expenses. Under Ley 5/2019's allocation, the borrower pays valuation costs; the bank pays the mortgage deed's notarial fees, mortgage registration and gestoría charges, while requested copies are paid for by the requester. This does not make the property purchase free of taxes or costs. Source: BOE, Article 14, allocation of expenses.

With forint income, test the exchange rate too

A payment unchanged in euros can change in forints. Using purely illustrative assumptions, €1,000 a month costs HUF400,000 at HUF400 per euro and HUF440,000 at HUF440 per euro: a 10% difference, before conversion charges. These are not current exchange rates or loan offers.

Ask the bank how it treats forint income, which currency-risk terms enter the offer and what reserve currencies to consider in your own budget. Treat currency risk separately from interest-rate risk; include a drop in income and existing repayments in your affordability stress test.

The decision check before reserving

A financing plan is complete when the amount, conditions and timing are all clear. Obtain the bank's document list, valuation calculation basis, cash schedule and contractual treatment of missing finance. Resolve open questions before committing to pay.

Credit assessment and protection of developer advances are two separate tasks. For the latter, use our bank-guarantee and advance-payment checklist. Spanish national sources were checked on 12 October 2026; assess the bank offer and purchase contract for your own transaction.

If you are looking for a Costa del Sol new-build property, mention that you are considering finance and your purchase timing during a SpainProperty consultation. Confirm lending approval with your chosen bank and reservation conditions with your own Spanish lawyer.
