Benalmádena or Estepona: where to buy property if you want to drive less?
By: SpainProperty editorial team · editorial and sourcing standards
Benalmádena can be a better starting point if you fly frequently and want to drive less, thanks to its direct airport rail connection. Central Estepona can work well if you want to reach everyday destinations on foot and plan airport journeys separately. The deciding factors are the actual address, entrance and surroundings: neither town's name guarantees a life without a car.
A new-build apartment's terrace, pool and views can easily distract from everyday journeys. Before buying, consider how you would get home with groceries, reach the beach and handle a late-evening flight arrival. This comparison provides verifiable reference points for those questions.
Airport connections: rail to Benalmádena, bus to Estepona
The C1 suburban railway connects Málaga–Costa del Sol Airport with the Málaga Centro Alameda–Fuengirola line. Aena lists an approximate 18-minute rail journey for Benalmádena. This is indicative time for the railway leg, not the whole journey from aircraft landing to your front door. The C1 terminates in Fuengirola; this line does not continue to Estepona. Aena lists an Avanza airport bus connection to Estepona. Check departures, stops, ticketing and compatibility with your arrival time for the actual travel date. After leaving the bus, you still need to reach the property. Source: Aena, airport bus services.
In both locations, allow for baggage collection, waiting and the final leg. A daytime trip with a small cabin bag is a different test from arriving late with two suitcases. The cost and availability of a backup option also matter when choosing a location. We checked the transport information on 6 October 2026; always check the timetable for your actual travel date.
Benalmádena: three areas, different everyday journeys
Benalmádena's municipal tourism website distinguishes three main areas: Benalmádena Pueblo, Arroyo de la Miel and Benalmádena Costa. Pueblo is the historic town, Costa the coastal area, and Arroyo de la Miel an important commercial and services centre. For a property buyer, the label “Benalmádena” alone is therefore insufficient. Arroyo de la Miel is worth examining first if both rail access and daily errands matter to you. This is a buyer-oriented inference, not a recommendation covering every home there. Even for a central address, check the actual walk to the station and to the property's entrance.
For a coastal or hillside development, changes in elevation deserve particular attention. A short route on a map may be steep, and the shortest path may not have a pavement throughout. Test the return journey too: an enjoyable downhill walk becomes a different effort uphill with groceries.
Check local bus connections in the Málaga transport consortium's current route list. Besides proximity to a stop, the direction and useful departure times matter. For an overview of new-build options, see the Benalmádena property location page, then test routes separately for each shortlisted development.
Estepona: the centre's pedestrian advantages do not cover the whole municipality
According to Estepona council's report of 5 April 2024, the redevelopment of Avenida España created a pedestrian seafront boulevard in the centre. This is a specific advantage of the urban environment, not evidence that every property carrying an “Estepona” address has all services within walking distance. If your routine revolves around grocery shopping, cafés and the seafront, a home near the centre is worth examining. Rather than relying on a development's name or the phrase “close to the beach”, check which gate residents can use and the actual route beyond it.
A new-build apartment or villa farther from the centre may involve a different decision. A pool and on-site amenities can reduce daily journeys, but do not automatically replace a shop, pharmacy or usable transport connection. Compare opportunities on the Estepona property location page by their precise address.
A quick comparison for your buying decision
| Factor | Benalmádena | Estepona |
|---|---|---|
| Airport public transport | C1 rail connection; check the final leg to the property separately | Avanza airport bus connection; the service and final leg need separate planning |
| Surroundings to examine | Actual walking access to a station and everyday services | Actual walking access to the centre and everyday services |
| Most important site test | Gradients, gate access and the route to the station | Distance from the centre, pavements, stops and safe crossings |
| Who could start here? | Buyers who fly regularly and want a usable rail connection | Buyers who want to manage most days on foot and plan airport journeys in advance |
The table is a decision framework, not a town ranking. A well-located Estepona apartment may be more convenient for daily life than a distant Benalmádena development. The reverse also applies: being able to walk to a station is insufficient if your other important destinations are difficult to reach.
Four journeys to test before reserving
1. Entrance to grocery shop
Start at the development's actual pedestrian exit and walk to the shop in both directions. A mapped walking radius of, for example, 15 minutes can be an initial filter, but 15 minutes is a personal threshold, not an official walkability rating. Examine pavements, crossings, shade and how much shopping you could comfortably carry home.
2. Entrance to beach
A nearby sea on a straight-line map is not necessarily an accessible beach. Check the public entrance, roads, steps and gradients along the way. If you would use a pushchair, have reduced mobility or carry heavy beach equipment, test the route against those needs.
3. Entrance to station or bus stop
Next to the nearest stop's name, record actual walking time in both directions and a usable service. Check the stop for the return direction too. Review services for the season when you will actually use the property; do not judge winter weekdays from a summer weekend.
4. A whole ordinary week's journeys
Make your own weekly list: groceries, pharmacy, errands, exercise, friends and possibly school or work. Mark separately the trips possible on foot, by public transport and only by paid ride. This quickly shows whether “without a car” means a workable routine or regular taxi use.
For a new-build, distinguish future surroundings from what exists now
Start with infrastructure already in use rather than a shop, stop or pedestrian connection shown in future plans. Request the exact plot, building and exit locations. If the site cannot yet be visited, test connections on neighbouring public streets and record which sections remain uncertain.
Different blocks may also have different exits and internal walking routes. Do not assess only the showroom or sales office address. Separate future promises from present conditions, and do not base the assumption that you will not need a car on those promises.
Include transport in your annual budget
List airport trips, occasional taxis, car-rental days and tickets for your intended use. Illustrative calculation: if you plan for 12 one-way rides a year and assume €30 per ride for your own planning, the allowance is 12 × €30 = €360. The €30 figure is neither a Benalmádena nor an Estepona fare or quotation; obtain a current price for the actual route to prepare a real budget.
Assess the transport allowance alongside community charges and other running costs. Our guide to Spanish property costs helps organise the other items. An address that appears cheaper fits your goals only if daily use and the total cost are manageable.
Takeaway: which should you choose?
For frequent airport journeys, start with parts of Benalmádena that genuinely offer usable rail access. For everyday life on foot, addresses near central Estepona can also be good candidates. Make the final decision using the four tested journeys, current transport options and your own annual budget.
If you are looking for a new-build home and driving less is a priority, mention it at the start of your SpainProperty consultation. Specify your intended use, budget and the everyday destinations you want to reach on foot.
